We’re a full-service architecture firm so we are with you every step of the way. From your first ideas to move-in day, we’re here to guide you through every stage.
2. design
This is where things get exciting. We develop a range of initial concepts and work with you to refine them into a design that feels just right—balancing beauty, function, and flow.
3. municipal approvals
Prior to applying for building permits, we navigate all required municipal approvals such as zoning, heritage, and/or conservation authorities. We have a team of consultants; arborists, engineers and planners, to help streamline the process.
6. interiors
We believe the interiors should feel as considered as the exterior, with a cohesive design throughout. We collaborate with you to choose interior finishes and fixtures that reflect your style. We make sure the contractor is updated with a clear, current schedule of selections.
1. pre-design
Our process begins with developing a comprehensive set of existing drawings while getting a clear understanding of your goals. We’ll guide you in obtaining a property survey and review all applicable zoning requirements. A site visit allows us to fully understand the space and its potential.
4. pricing
Great design is only successful if it aligns with your budget—so we address costs early. We work with a trusted circle of contractors who know how to deliver on time and on budget. With a design direction in place, we send the package to at least three of our contractors for pricing. Getting quotes early in the process allows us to fine-tune before moving into permit.
5. building permit
We prepare a comprehensive set of permit drawings and manage the submission process. We coordinate directly with the city until approvals are secured.
7. construction
We stay closely involved once construction begins, with regular site visits and ongoing coordination. We’re there to problem-solve, fine-tune, and make sure everything comes together exactly as it should.
